This is a request for a Realtor's opinion of value, not a formal appraisal and not a legal opinion. Tim will not act as your attorney in preparing this analysis.

The seller process, in five stages

  1. Consult and comparative market analysis. We meet, tour the home, and I show you the data. You get a supported price range and a written marketing plan.
  2. Prep and staging. Repairs, decluttering, staging, and photography. Two to four weeks depending on scope.
  3. List and market. MLS goes live, syndication pushes to the portals, showings and open houses begin. Weekly written reports to you.
  4. Offers, counters, escrow. We evaluate every offer on price, terms, and buyer strength. I quarterback escrow, inspections, appraisal, and any requests for repairs or credits.
  5. Sign, fund, record, close. You sign with the escrow officer, buyer funds, county records, you deliver keys. Champagne optional.
